In addition to developing and managing Apple's global real estate portfolio, we also oversee all pertinent capital construction projects, provide first-rate facilities and on-site services, develop sustainability initiatives to lessen the environmental impact of all Apple facilities, such as commute and renewable energy programs, and make every effort to ensure the health and safety of all Apple employees, facilities, and customers in our locations around the world.
We are looking for a senior facilities professional to join our team who has experience, collaboration skills, and high motivation to oversee the facilities maintenance of Apple's retail stores in the AMR Central and South East region.
Important Conditions.
- 7+ years' experience in construction and facilities management, with a focus on building and/or maintaining exceptional retail spaces or workplaces.
- a proven track record for creating thorough preventative maintenance plans and the resources to closely monitor them in cooperation with internal and external stakeholders.
- understanding of all technical services, including their planning, scheduling, budgeting, resource allocation, and execution. This includes maintenance services for the mechanical, electrical, plumbing, controls, fire alarm, janitorial, landscaping, flooring, lighting, furniture, warehousing, pest control, interior plants, and call centers.
- the ability to balance operational risk and investment while continually seeking the most affordable and high-quality designs.
- Proven leadership and communication skills, including expertise in working with different organizational levels and the ability to respectfully and effectively resolve customer service issues involving staff.
- Quick and efficient maintenance issue diagnosis, management, and resolution, including understanding of how to assign and prioritize repairs.
- understanding of creating and preserving relationships with utility companies, governmental bodies, architectural and design firms, and general contracting firms.
- You must be centrally located to a major hub of retail stores in order to survey and support maintenance at each assigned store at least twice a month.
Description.
- The facilities manager should have prior management experience and a strong commitment to managing buildings as exceptional retail spaces that offer the best value. This position is in charge of facilities services for Apple retail stores in the AMR Central and South East region.
- Engage and support the region's retail businesses proactively at all times, attend to their needs, and visit the businesses at least twice a month for thorough service reviews and to oversee any significant work.
- Conduct routinely scheduled, structured site visits to each of the designated store locations in coordination and close communication with leadership from the store, market, and global retail support organization to identify and document any issues that may be affecting the operation of the stores.
- Ensure that the contracted maintenance services are successfully provided to the store's needs by working together with the vendors and suppliers.
- Assisting staff and contractors in providing operations services in a timely and cost-effective manner are lead facilities' responsibilities. They will also coordinate the response to emergencies that could impact operations.
- To continually enhance all projects and programs from a functional and operational standpoint, encourage cross-functional teams in real estate, design, innovation, standards, merchandising, direct sourcing, security, ISandamp;T, and other areas.
- Significant expertise in the upkeep and operation of buildings, building systems (electrical, mechanical, and plumbing), machinery, landscaping, and quality improvement initiatives.
- accountable for creating the Opex and Capex budgets, managing them through the Service Channel and other tools, and forecasting for the relevant Geo.
- In order to support store acceptance and turnover of various projects and programs, commissioning agents and contractors are under constant observation.
- The WO management system, weekly check-ins, ongoing evaluation through store tours and financial results, and direct management of significant vendors are all employed.
- Engagement of general contractors, consultants, vendors, and maintenance service providers, including competitive bidding and support during the negotiation of SOWs, CPSAs, and project-specific contracts.
- Review of each and every proposal and change order request received from vendors, builders, and other service providers.
- The development and RDDM design teams regularly collaborate to provide a feedback loop that is continually improved to improve building functionality and material selection.
Learning and Experience.
- Bachelor's degrees in engineering—preferably in mechanical, electrical, industrial, or construction management—are preferred.
